As a land developer and general contractor I focused my attention on multifamily projects. The project unit range from 25 units to 70+ units, with budgets ranging from 25 million to 60 million dollars and over 250 million managing for firms I was employed with. My responsibilities included the following. Finding viable projects. Negotiating the land or building price. Exercising subordination tactics. Arranging the financing in forms of JV partnerships, investors, hard money, traditional and/or equity partners. It was also my responsibility to conduct a full feasibility report to determine if the project will turn a profit and when. If the project was not entitled I would take it through the entitlement process. I handled all of the forward planning and communicated exceptionally well with all of the municipal offices to ensure a smooth process during the preconstruction process. During the time it takes to take the project through financing and entitlement I would utilize the down time to create the marketing and sales plan. Bringing on line the architects and designers to expedite the building and sales process when we were ready to break ground. At the same time I would bring on the all of the other consultants, engineers for value engineering, sound engineers, waterproofing engineers etc. When the project was ready to break ground I will already have the project schedule complete, project budget complete, buyouts complete, wrap policies and COC in place, all of the RFI answered and the value engineering complete. I would at this point run the project through completion. I would normally run a couple projects simultaneously. Most of the project I took on I had to be extremely competitive with the costs. This means for the project to work I had very limited staff and support. I was left to most of the administration work myself. This includes all of the payables receivables, (G702 and G703). I am very well versed in all aspects of the building and development process. I also have an very close relationship with an owner of a commercial insurance company to ensure that the company I represent we benefit from significant savings on wrap, coc, earth quake and all other required policies. Knowledge of OCIP or wrap insurance programs • Expert at Microsoft Project, Excel, Word and Power Point. Negotiations of contracts and materials, value engineering etc. • Exercised the following actions: 48 hr notices, back charges, change estimate forms, change orders, cost to complete, field orders, notice to proceed, job status summaries, owner change orders, purchase orders, lien releases, plan routing logs, project status reports, RFI's, schedule analysis, schedule impact notifications, schedule of values, submittals, job start ups and close outs, general condition budgeting and micro scheduling. • Familiar with the annexation process and LAFCO
