First signs of Dubai rental market downturnWe are now starting to see the first signs of the rental market is getting saturated. Adverts on classifieds sites are starting to show a lot of 12 cheques pa. properties coming up. That is a sure sign realtors and landlords are finding it harder to rent out property. We are also seeing a lot of property that previously had been empty for 2-3 years, now coming onto the rental market, just as we predicted about a month ago.

First signs of Dubai rental market downturn
Nov 21 2008 18:03:35 Where is the proof of your stetement?
Reference the "classified sites" you are refferring to please. Also how can you verify the last statement? Without proof/fact or verification what you are posting is mere speculation.....like most agents that talk so many people into this pending mess. thanks |

Re:First signs of Dubai rental market downturn
Nov 23 2008 17:54:43 I agree with Hammondo. It is still difficult to find an apartment in Dubai. The last I heard, International City and Discover Gardens 1 bedrooms were renting at Dhs. 120,000/- p.a. which is insane. Why would middle income workers need to pay that price if there was a high inventory available for them to choose from? These statistics don't seem right. Gulf News classifieds is not the right source to estimate demand and supply. More on-site research needs to be conducted to validate these claims.

Re:First signs of Dubai rental market downturn
Nov 26 2008 15:36:24 We have agents who go out to check rental property. 30% of the newly rented property we have been out to see is "brand new" "never lived in" property that has been ready for 1-2-3 years plus.
And the agents from Estate agents confirm the trend. A lot of people who was hoping to sell their property are now putting it on the rental market. We talk to 10-15 companies pr. day. To see the increase of rental property comming on to the market we track gulf news, major estate agents, and the property websites like Bayut.ae and Dubizzle - on which you see great increases in rental property available. Fx. on Dubizzle one month ago - "3 bedroom appt. dubai marina" search had only 220 properties available. Now there are 470 available properties in that category. |
